We were asked to give a price on a roof repair in San Diego (Del Cerro) for some broken tiles listed on a home inspection report. We started out by doing a free roof inspection.
The roof tiles are no longer made and date back to the early 90’s. They were not a very popular tile at the time, and they break very easy. Eventually, when this home is reroofed, these tiles will need to be replaced. This roof repair will have to be made with a high quality polyurethane. If the surface is clean and it’s worked in real well to both sides of a tight break, it should last over twenty years. They will need to reroof in 2 or 3 years so this is fine.
While this is the only thing they wanted done, we did notice that there were previous roof repairs made to the flat roof. The quality of the repair was not very good. Fiberglass webbing was not used to strengthen the repair and prevent the mastic from cracking out over time. The rake tile also appears to be ready to fall off. This roof should really be replaced.
Another thing is that the skylights look like they were homemade and the flashing around them appears nonexistent. This will eventually result in a roof leak. The concrete roof tiles at the roof-to-wall at first glance look like they are ready to fall off. It’s really because they are cut to different lengths. See that there isn’t any roof-to-wall metal flashing over them to keep the water out from under the tiles. You can zoom in for really good detail on the original photos. When you zoom in you can see that this appears to be just plexiglass installed over the top of a curb. Not a good idea.
