This roof inspection includes a written report, pictures that show any problems in detail, recommendations for remedial work to be done, repair cost estimates, and recommendations for maintaining the roof so that you will get the optimal life out of it.

*Please note that the fee for a roof inspection is higher for the following situations:
1.) Homes larger than 4,500 sq. ft., add $300.
2.) For attic inspection, add $50.

Why is a Roof Inspection Needed?

A roof inspection is recommended before the purchase of any home. As the potential buyer of a property, it is wise to have the roof inspected by a licensed roofing contractor who can document any problems with the roof. Problems could be poor installation, roof leaks, building code violations, construction defects, missing roofing components.

For instance, what if you purchase a home and find out one year later that you have a substantial roof leak. You then have the roof inspected and find out that it was caused by poor workmanship. Well guess what? It’s a little too late to negotiate.

Sadly this happens very often, but you don’t have to let this happen to you. The amount we charge for an inspection is very small compared to the amount you will save by negotiating the items called out in the report.

When is a Roof Inspection Needed?

A roof inspection is needed if:
1.) You are purchasing a property.
2.) You are purchasing a property as-is.
3.) You need a roof certification.
4.) You want to know if problems exist and how much it will cost to make repairs.
